    There is a recent lawsuit settlement that only applies to members of NAR which is not all agents in the United States but instead only members of a certain trade group.

    Stop talking out of your ass.

    Edit: NAR = National Association of Realtors just in case that was also confusing for you.

    And just to be extra clear I’ve spent the last few months working with different multiple listing services (both run my NAR members and not) to ensure they are in compliance with the settlement or that they are not open to the same liability that lead to the NAR settlement. I am as much of an expert in this area as you are going to find

  • You don’t really understand how real estate works.

    Yes the seller pays the 3% but you are paying the seller as the buyer. You could easily negotiate that 3% the seller traditionally pays to a buyers agent down in the offer as part of your offer. I’ve seen this done hundreds of times

    This companies take on flat fee is shit, but not all flat fee ways of doing real estate are this stupid.

  • I carry a large chain and swing it aggressively. Cars pay a lot more attention to you when their property is at risk.

    Same with crossing a street, try carrying a brick and see how much more space cars give you.

  • They didn’t make a “report”, I think the word you’re looking for is “issue”. What they did was open a “pull request” that got rejected. So more of a “hey I made a small change to make everything more inclusive that will not affect you in any way” and the dev said “please don’t be political here”.

    The person suggesting the change wasn’t being political but the dev was by rejecting the change

  • If you are in the US, diabetes is covered by the Americans with disabilities act and there are laws governing what kind of accommodations your employer is legally obligated to make for you.

    Diabetes comes with needing extra or extended sick time and is not likely an unreasonable accommodation for your employer to make.

  • Everyone should have to retest for their driving license every 5 years. I let mine lapse during COVID and had to retest, it wasn’t a pain, I learned some stuff I had forgotten, and moved on. It would filter out a large portion of the population who shouldn’t still be allowed to drive. It’s a skill that fades and rules change, especially over a persons lifetime

  • Podcast: Anybody archiving these? Are there any good ways to?

    Given how iHeartMedia, Spotify, and Apple are all more and more invested in the podcast ecosystem it seems they are purchasing content and putting it behind a paywall. I’d like to make sure the podcasts I care about are backed up.

    I saw the internet archive had a podcasts section but there wasn’t a lot of the content I’d expect to see so also interested if anyone is building a public archive
